The Capital Markets Pricing team is responsible for pricing all multifamily loans, including Conventional, Targeted Affordable Housing, Senior Housing, and Student Housing. We also price Guarantee fees for all Freddie Mac structured deals, such as K-Deals, SB-Deals, ML-Deals, and Q-Deals. Our pricing decisions are driven by risk assessment, market competition, and strategic business objectives.
As an Associate, you will play a critical role in supporting the development and execution of Freddie Mac Multifamily pricing strategies. Your responsibilities will include:
Analysis
Assisting with pricing of fixed and floating rate multifamily products, including Conventional, Targeted Affordable Housing, Tax Exempt Loans & Bonds, 9% LIHTC, Supplemental Loans, Credit Revolvers, Forwards, and more.
Preparing Guarantee fee recommendations for K-Deals, Q-Deals, ML-Deals, and other structured transactions.
Monitoring capital markets and collaborating with dealers on new issuance K-deal levels and secondary market activity of K-deal bonds.
Performing interest rate locks for mortgages and coordinating with the hedging desk.
Reviewing and approving prepay penalty waiver requests.
Contributing to pricing process and system enhancements.
Conducting ad hoc analyses as needed.
Communication
Engaging daily with internal business partners and external clients—including Production, Underwriting, and Legal—to resolve issues throughout the loan quoting and rate lock process.
Bachelor’s degree in Finance, Quantitative Finance, Real Estate, Business Administration, Economics, or related field.
0 – 2 years of experience in commercial real estate finance or expertise in fixed income, finance, underwriting, and/or capital markets.
Advanced quantitative and analytical abilities, with proficiency in Microsoft Excel.
Ability to excel in a dynamic environment, manage multiple tasks, and work independently.
Strong verbal and written communication skills.
Genuine curiosity and interest in the commercial real estate industry.
Exceptional attention to detail.
Collaborative team player with a positive attitude.
Strong work ethic with the ability to multi-task.
Skilled at leveraging data to inform and enhance communications.

This position has an annualized market-based salary range of $80,000 - $120,000 and is eligible to participate in the annual incentive program. The final salary offered will generally fall within this range and is dependent on various factors including but not limited to the responsibilities of the position, experience, skill set, internal pay equity and other relevant qualifications of the applicant.
