What this role will do
The Acquisitions & Capital Markets Associate will support and help drive the full investment lifecycle, from opportunity screening through underwriting, diligence, financing, and execution. Responsibilities will include:
Producing and managing underwriting, pre-screen memoranda, and qualification of acquisition opportunities
Analyzing financial statements, market dynamics, capital structures, and debt financing alternatives
Building a compelling investment case around target acquisitions, including risks, mitigants, upside, and downside scenarios
Presenting findings and recommendations to senior leadership and MMG’s investment committee, both in writing and verbally
Working closely with legal counsel and transaction partners to advance key acquisition documents, including LOIs, Purchase & Sale Agreements, debt financing documents, Property Management Agreements, and ground or submerged land leases
Leading due diligence efforts and helping prepare investment committee materials that clearly articulate critical deal drivers and execution considerations
Creating ad hoc financial analyses related to value-add capital projects and de novo development opportunities
Conducting market and industry screens to support strategic investment decision-making
Managing deal generation and pipeline activity through Salesforce
Supporting broader corporate initiatives, including board presentations, capital raises, lender discussions, budgeting, and cash flow forecasting
What we’re looking for
The ideal candidate is analytically sharp, commercially minded, and comfortable operating with both rigor and urgency. This person should be able to work within an established investment framework while also building new analyses and tools when the situation demands it.
Preferred qualifications include:
Bachelor’s degree, ideally in Finance, Accounting, Economics, or another business-related field
3–5 years of experience in commercial real estate investment, acquisitions, capital markets, or another highly analytical environment
Strong financial modeling skills, including the ability to build and adapt analyses for unique investment situations
Experience with debt financing in real estate investments
Strong understanding of acquisition, financing, and development documentation
Exposure to value-add and/or development projects is a plus
Strong command of Excel, Word, and PowerPoint
Familiarity with Salesforce CRM is a plus
Excellent written and verbal communication skills, with the ability to distill complex ideas into clear, concise recommendations
Ability to operate independently, manage priorities, and communicate proactively in a lean, fast-paced environment
Willingness to travel as needed
Willingness to work primarily in person from MMG’s Washington, DC office, with occasional flexibility when appropriate
Must be authorized to work in the United States without sponsorship now or in the future
